How do you arrive at your number?

We start with what the home would realistically sell for once it is in market condition, based on recent closed sales on and around your block — not town-wide averages. From that we subtract the cost of the work it needs, priced by our own construction crews rather than guessed at, along with carrying costs and our margin. We will walk you through every line of that math. If the number does not make sense to you, we would rather explain it than have you accept something you do not understand.

Will you really buy it in this condition?

Yes. Condition is the entire reason this option exists. We own construction and restoration companies, so mold, fire damage, structural problems, failed septic systems, oil tanks and open violations are ordinary work for us rather than reasons to walk away. You do not need to clean, repair, or remove anything. Take what matters to you and leave the rest.

Are there commissions or fees?

On a direct purchase there is no listing commission, because there is no listing. There are no repair credits, no staging costs, and no months of carrying the property while it sits. We will put the specific costs of your transaction in writing before you sign anything, so there is nothing to discover at the closing table.

How quickly can you close?

What is a Real Estate Plan Partnership, and what does it cost me?
