Property taxes are the input most likely to be wrong, and on Long Island they swing more than anything else on this page — two houses at the same price in different school districts can differ by many thousands of dollars a year. Two things worth knowing here. First, in 2026 the FHA limit in this area is higher than the conforming limit — which inverts the usual assumption that FHA is the smaller loan. Second, the conforming limit for these counties did not rise this year: the national baseline went up, but our county limits were held flat under the hold-harmless rule, so the local figure is the same as last year while the rest of the country moved.

FHA annual MIP runs for the life of the loan whenever the original loan-to-value was above 90% — which includes every standard 3.5%-down purchase. Paying the balance down does not end it; only refinancing out of FHA does. This is the single biggest structural difference between FHA and conventional, and it is the one buyers most often miss.

Assistance programs open and close between funding rounds, and stale information is everywhere. While building this page we found a town website advertising a program that its own administering agency had already closed, a county page still showing a 2024 deadline, and a widely circulated roundup listing HomeFirst at $15,000 when the real figure is $100,000.
