Flood Box™ — control the water, protect the property

Water finds the weak point. Flood Box™ is designed to give it somewhere else to go.

Basement water is rarely just a water problem. It becomes a mold problem, an odor problem, a finished-basement problem, a foundation problem, a property-value problem, a home-inspection problem, a buyer-objection problem — and eventually a real-estate problem.

Flood Box™ was developed to help control and redirect unwanted water in and around homes and properties before that water creates larger damage. It is patent-pending.

Control the water.
Redirect the water.
Protect the property.

Water intrusion at a basement wall on a Long Island property
Water at a basement wall. The question is not how to get it out — it is how it got there.

Stop treating the symptom. Find out where the water is coming from.

When homeowners see water on a basement floor the natural reaction is how do I get this water out? That is only half the question. The more important one is why is the water getting there in the first place?

Water reaches a structure through conditions like these:

  • Foundation cracks and penetrations
  • Basement windows and window wells
  • Exterior basement stairwells
  • Low areas around a foundation
  • Crawl spaces
  • Slab and foundation areas
  • Poor drainage conditions
  • High or seasonally high groundwater
  • Clay or slow-draining soils
  • Surface-water runoff
  • Areas where water repeatedly collects against the structure

Drying a basement does not necessarily solve the condition that allowed the water in. Flood Box™ is part of a water-management strategy designed around the source of the problem.

What is Flood Box™?

A water diversion system.

Flood Box™ is designed to help capture, manage and redirect water at vulnerable areas of a property, rather than allowing that water to continue moving into or damaging the structure. It can be incorporated into a customized drainage or water-management solution based on the particular property and the source of the water.

Unlike a one-size-fits-all approach, we start by asking four questions:

Source

Where is the water coming from? Rainfall, runoff, groundwater or drainage?

Path

How is the water moving across or beneath the property?

Entry

Where is it reaching the house?

Solution

How can it be controlled, redirected or prevented from doing more damage?

That framework is what makes Flood Box™ more than another basement-water product. It is part of a property water-management plan.

Is Flood Box™ the same as a sump pump?

Not necessarily. A sump pump is one tool for managing water that has already arrived. Flood Box™ is designed around a broader idea: intercept and redirect unwanted water where a particular property condition calls for it.

  • Some properties may require a sump system
  • Some may require exterior drainage
  • Some may require foundation repair
  • Some may benefit from Flood Box™
  • Some may require a combination

The right answer should come from understanding the water problem, not from selling the homeowner whichever product happens to be on the truck.

Why we developed Flood Box™

Because we have seen what water does to houses.

Real Estate Plan is not simply a traditional brokerage. The whole system was built around one observation: property problems become real-estate problems.

A little water stain becomes an inspector’s question. An inspector’s question becomes a buyer’s concern. A buyer’s concern becomes a contractor’s estimate. The estimate becomes a price renegotiation. And suddenly a problem that could have been dealt with before listing is affecting the entire transaction.

Prepare. Protect. Repair. Legalize. Sell.

Already have water in the basement?

Flood Box™ can be part of the solution — but first the problem has to be diagnosed. The order matters.

  1. Find the source

Determine where the water is originating and how it is entering. Everything after this step depends on getting this one right.

  2. Stop or control active water

Address the immediate condition so the property is not taking on more water while the rest is sorted out.

  3. Remove standing water

    Where required.

  4. Dry the structure

Water that has disappeared from the floor can still be sitting inside framing, insulation and sheetrock. A dry-looking floor is not a dry building.

  5. Evaluate for mold and moisture damage

Particularly where materials have stayed wet. Wet organic material and time are what create the conditions mold needs.

  6. Correct the underlying condition

Drainage, exterior work, foundation repair, Flood Box™ or another water-control strategy, depending on what the diagnosis actually found.

  7. Restore the property

Repair the damaged areas — after the moisture source has been addressed, not before. Finishing first is how people end up doing it twice.

We don’t just identify property problems. We build the plan to solve them.

Flood Box™ for Long Island homes

Long Island has its own catalog of water conditions, and they do not all call for the same answer.

  • Coastal conditions
  • Low elevations
  • High groundwater
  • Heavy rain
  • Stormwater
  • Flat lots
  • Clay or slowly draining soils
  • Older foundations
  • Basement windows
  • Exterior basement stairwells
  • Crawl spaces
  • Finished basements
  • Properties with previous water intrusion

A house in East Setauket can have a completely different condition from one in Huntington, Babylon, Port Jefferson or the Hamptons. Same symptom on the floor, different problem underneath.

Diagnose first. Design second.

Tell us what is happening

Every property has to be evaluated individually, because the correct solution depends on grade, drainage, soil, discharge location, construction and the source of the water. This form is where that starts.

  • We look at the property, not a product catalog
  • You get told what the condition actually is
  • If Flood Box™ is not the right answer, we say so
  • Nothing is sold on the phone call

Frequently asked questions about Flood Box™

What is Flood Box™?

A patent-pending water-diversion concept and system designed to help manage unwanted water around vulnerable areas of a property. The specific application depends on where the water originates, how it travels and where it needs to be redirected.

Does Flood Box™ waterproof an entire basement?

No, and it should not be presented that way. Basement water has many possible causes. We identify the source first, then determine the appropriate combination of corrective measures — which may or may not include Flood Box™.

Can Flood Box™ help with basement windows?

Basement windows and window wells are among the places where water most often accumulates and enters a structure. Flood Box™ can potentially be incorporated into an appropriately designed water-management solution for that condition. More on window well flooding.

Can it be used near an outside basement entrance?

Yes. Exterior basement entrances are another application where water collection and drainage regularly become a problem. More on stairwell flooding.

Can Flood Box™ be used in crawl spaces?

It may be incorporated into crawl-space water-management strategies where appropriate for the specific property. More on crawl space water.

Can Flood Box™ help with groundwater?

That depends on the property, and groundwater conditions have to be evaluated before anyone can answer honestly. A property with a high or seasonally high water table may need a broader drainage and water-management system.

Is Flood Box™ only for houses?

No. Water-management applications also cover exterior areas — walkways, driveways, parking areas, play areas and anywhere unwanted water repeatedly collects. More on exterior drainage.

Does Flood Box™ eliminate mold?

No. Flood Box™ addresses water management; it is not mold remediation. If mold is already present, the mold condition and the underlying moisture source both need to be evaluated — and dealing with only one of the two is how people end up dealing with it twice.

Can you fix existing water damage?

Through Real Estate Plan and the Restoration & Flood Pros network, water mitigation, mold remediation, construction and restoration resources can all be coordinated depending on what the property needs.

Should I have my basement checked before selling?

If there is known water intrusion, visible staining, efflorescence, a musty odor, previous flooding or any other moisture concern — yes. Evaluating it before listing identifies the issue while you still have options, instead of during a buyer’s inspection negotiation when you have very few. More on the pre-listing review.

Don’t wait for the next storm — or the home inspector.

Find the water problem before it becomes a bigger property problem. If your basement, foundation, crawl space, basement window, exterior entrance or any other part of your property repeatedly takes on water, ask us to look at it.
