Most brokerages outsource marketing to an agency, or hand the agent a template and wish them luck. Real Estate Plan runs its own advertising division — in this office, on the same file as the agent selling your home, treating your listing the way any serious business treats client acquisition: as a system with a measurable job to do.
That matters for a practical reason. When marketing lives outside the brokerage, the people making the ads never speak to the people running the showings, and nobody owns the gap between a buyer seeing your home and a buyer standing in it. Here they are the same team.
Marketing is judged on what happens after the ad
An agency delivers a finished ad and stops. That is the easy part. The work that decides whether your home sells is what happens next — whether the inquiry gets answered, whether the buyer gets qualified, whether the showing actually gets booked, and whether anyone can tell you afterwards which channel produced the offer.

Why does staging matter if the home is going to be renovated by the buyer anyway?
Because buyers do not price what a home could be, they price what they can picture. Staging changes the perceived value of the same square footage, and it is the cheapest per-dollar improvement available.
What is a special-use website?
It is a website dedicated solely to your property, separate from the brokerage site, which gives the listing its own address to share in campaigns, print and social media.
Do you use virtual tours?
Yes. Immersive 360° tours let relocating and out-of-area buyers walk the home before traveling, which widens your buyer pool considerably.
Who actually does the marketing on my listing?
Our own marketing division, in this office, working alongside the agent running your sale. It is not sent out to an agency that has never seen the house and never speaks to the person holding the open house.
Is any of this a separate service I have to hire and pay for?
No. It is part of the listing service. There is no separate engagement, no separate contract and nothing for you to go and shop for.
What happens if a buyer asks about my home at nine on a Sunday night?
