Construction & Renovation Services

Most sellers lose money not on commission, but on condition. Buyers discount a tired home far more than the repairs actually cost.

Because construction lives under our own roof, we can walk a property, price the work honestly, and complete it on the same timeline as your listing. There is no chasing three contractors for estimates and no six-week wait to get started. On the right homes the work is completed with no money out of pocket and paid from your proceeds at closing.

What’s included

  • Kitchen and bathroom renovation that targets the highest return per dollar
  • Roofing, siding, windows, doors and exterior repair
  • Decks, patios, walkways and curb-appeal improvements
  • Flooring, painting, trim and full interior refresh
  • Basement finishing, additions and structural repair
  • Legalizing unpermitted work and correcting Certificate of Occupancy issues
  • Pre-listing punch lists completed before photography

For Sellers

Targeted, high-ROI improvements that raise your sale price and shorten days on market — frequently with nothing due until closing.

For Buyers

We scope and price renovations before you make an offer, then complete them after closing, turning the right fixer into your dream home for less.

Every project is coordinated with your listing schedule, so preparation never delays your launch date.

Background

Why this matters

Our founder is a licensed contractor as well as a licensed broker, and Real Estate Plan runs its own construction company rather than referring work out. That matters because condition is where sellers quietly lose the most money. A buyer looking at a dated kitchen does not deduct what the kitchen costs to renovate — they deduct what they imagine it costs, plus a premium for the inconvenience of doing it. The gap between those two numbers is often tens of thousands of dollars, and closing that gap is the single highest-return activity available to most sellers.

A representative example: we took on a home that needed mold remediation, a basement that needed refinishing, an egress window, open violations that had to be cleared, and a deck that had to be rebuilt, along with interior and exterior renovation. The work was coordinated in-house on the listing timeline, the property was documented with a full RICOH360 virtual tour, and the homeowner netted approximately $80,000 more than they would have selling as-is. On qualifying homes this work is completed with no money out of pocket and paid from the proceeds at closing, which means a seller who could not otherwise afford to prepare their home is not forced to leave that money on the table.

How It Works

Our process, step by step

  1. Scope and walk-throughWe inspect the property and identify the specific work that will change how a buyer values the home, and the work that will not.
  2. Honest pricingYou receive a written scope and price with a projected return, so you can approve only the items that pay for themselves.
  3. Scheduling around your listingWork is sequenced so preparation finishes before photography, not after your listing has gone stale.
  4. Execution by our own crewsOur licensed teams perform the work, so quality and timeline stay under our control rather than a subcontractor’s.
  5. Payment at closing where eligibleOn qualifying homes the cost is carried and paid from your proceeds, so nothing comes out of pocket.

Long Island housing stock ranges from 1950s Levitt-era capes to century-old North Shore estates and modern waterfront construction, and each carries its own predictable set of problems. Knowing which ones a local inspector will flag — and which a buyer will discount heavily — is what keeps preparation spending focused.

FAQ

Frequently asked questions

Can I really pay for renovations at closing?

On qualifying properties, yes. We carry the cost of the approved scope and are paid from your proceeds at closing, which lets sellers who could not otherwise fund preparation capture the higher sale price.

What kind of work returns the most?

Kitchens, bathrooms, flooring, paint and curb appeal generally return the most per dollar, followed by clearing violations and correcting anything that will show up on an inspection report.

Can you legalize unpermitted work?

Yes. We regularly legalize decks, finished basements, additions and conversions, resolve open permits and correct Certificate of Occupancy issues, coordinating our construction and legal teams together.
