How do you arrive at your number?

We start with what the home would realistically sell for once it is in market condition, based on recent closed sales on and around your block — not town-wide averages. From that we subtract the cost of the work it needs, priced by our own construction crews rather than guessed at, along with carrying costs and our margin. We will walk you through every line of that math. If the number does not make sense to you, we would rather explain it than have you accept something you do not understand.

Will you really buy it in this condition?

Yes. Condition is the entire reason this option exists. We own construction and restoration companies, so mold, fire damage, structural problems, failed septic systems, oil tanks and open violations are ordinary work for us rather than reasons to walk away. You do not need to clean, repair, or remove anything. Take what matters to you and leave the rest.

Are there commissions or fees?

On a direct purchase there is no listing commission, because there is no listing. There are no repair credits, no staging costs, and no months of carrying the property while it sits. We will put the specific costs of your transaction in writing before you sign anything, so there is nothing to discover at the closing table.

How quickly can you close?

Two to three weeks is typical, and the constraint is usually title work rather than us. If you need longer — because you are waiting on a closing of your own, or on a school year, or on a family member — we will hold the date. Speed is an option we offer, not a condition we impose.

What if there are liens, judgments or back taxes?

What is a Real Estate Plan Partnership, and what does it cost me?

Nothing up front. We agree a guaranteed as-is base price for your home in writing, then fund the entire renovation ourselves — materials, labor, permits, remediation and cleanout. We market and sell the finished home, and at closing you receive your base price plus an agreed share of the upside the renovation created. You are investing in your own home the way a flipper would, except the capital and the risk are ours. If the work costs more than we projected, your base price does not change.

Will I get more by listing it instead?

Sometimes, and we will tell you when that is true. If your home is in good condition and you have the time and the tolerance for the process, listing usually nets more. Our advantage is that we can actually offer you both routes, including preparing the home first with no money out of pocket. Most cash buyers can only sell you the one product they have.

Do I have to accept the offer?

No. There is no obligation, no fee for the visit, and no pressure. Take a week and think about it. Show the numbers to your attorney, your accountant or your family. An offer you feel rushed into is not a deal we want.
