Mortgage Relationships
Most contracts that die after signing die at the lender. Financing is where a sale is truly won or lost.
Our founder managed a $200 million commercial mortgage hedge fund, and that background shapes how we handle financing. We qualify buyers properly up front, work directly with loan officers and underwriters, and intervene the moment an appraisal or condition threatens the closing date.
What’s included
- Buyer pre-qualification and proof-of-funds verification before offers are accepted
- Introductions to trusted local lenders, mortgage brokers and portfolio lenders
- Guidance on conventional, FHA, VA, jumbo and non-traditional financing
- Low appraisal strategy, rebuttal and comparable support
- Underwriting condition tracking so nothing sits unanswered
- Financing options for investors, LLCs and multi-family purchases
- Reverse mortgage payoff coordination for estates and senior sellers
For Sellers
We vet your buyer’s financing before you take the home off the market, and stay on the lender until the loan clears.
For Buyers
Financing lined up early and structured to your situation, with a team that solves appraisal and underwriting problems fast.
A qualified buyer and a responsive lender are worth more than a high offer that never closes.
Background
Why this matters
Most contracts that die after signing die at the lender, not at the negotiating table. A seller who accepts the highest offer from a weakly qualified buyer often ends up back on the market sixty days later with a stale listing and less leverage than they started with. Understanding financing well enough to evaluate an offer — not just its price — is one of the most valuable things a listing broker can do.
Our founder spent part of his career managing a $200 million commercial mortgage hedge fund, HPC GmbH, and that background shapes how Real Estate Plan handles the financing side of every transaction. We verify pre-qualification and proof of funds before a home comes off the market, introduce buyers to trusted local lenders, mortgage brokers and portfolio lenders, and advise on conventional, FHA, VA, jumbo and non-traditional financing structures. When an appraisal comes in low we build the comparable support and the rebuttal; when underwriting issues a condition we track it until it clears. For estates and senior sellers we also coordinate reverse mortgage payoffs, which have their own timelines and can quietly delay a closing if nobody is watching them.
How It Works
Our process, step by step
- Qualify the buyer properlyPre-qualification and proof of funds verified before your home comes off the market.
- Match the financing to the situationConventional, FHA, VA, jumbo, portfolio and investor financing each behave differently in a transaction.
- Prepare for the appraisalWe supply comparable support up front to reduce the chance of a low valuation.
- Work the underwritingConditions are tracked and chased until they clear, rather than discovered at the last minute.
- Coordinate payoffsExisting mortgages, home equity lines and reverse mortgage payoffs are ordered and tracked so the closing date holds.
Long Island price points push many buyers into jumbo territory, where underwriting is stricter and appraisal risk is higher. Understanding that before accepting an offer protects your closing date.
FAQ
Frequently asked questions
What happens if the appraisal comes in low?
There are several paths: rebut with better comparables, renegotiate, restructure the down payment, or in some cases order a second appraisal. We build the comparable support before the appraiser ever arrives.
Should I always take the highest offer?
Not necessarily. A slightly lower offer from a strongly qualified buyer with a responsive lender is frequently worth more than a high offer that collapses in underwriting sixty days later.
Can you help with reverse mortgage payoffs?
Yes. Reverse mortgage payoffs have their own timelines and documentation, and they are a common cause of quiet delays in estate and senior sales.
