01 Real Estate Brokerage

Real Estate Plan has been serving Long Island homeowners since 1991, and the brokerage is built on a simple observation our founder made over three decades of listings: most homes do not sell for less because the market is soft. They sell for less because something about the property, the paperwork or the presentation gave a buyer a reason to discount it. Our founder, Alexander “Alex Oligopoly” Rubinstein, wrote the book on that process — literally. Real Estate Plan: A Guide to Successfully Listing and Selling Your Home sets out the same listing system we run for every client: price the home to its block and its condition, find the objections before a buyer does, remove them, and only then go to market.

That system is why we operate as a full-service brokerage rather than a listing service. We cover every community from Montauk to Manhattan — Suffolk, Nassau, Queens, Kings, New York and Bronx counties — and we list single-family homes, condos, co-ops, multi-family buildings, waterfront property, estates and land through OneKey MLS with full national portal syndication. Our agents are trained and mentored by Ed Escobar, our Director of Training, who has more than thirty-five years of experience, has trained more than 130,000 real estate agents and is a co-founder of the nationally recognized Sweathogs® training program. 02 Construction & Renovation

Our founder is a licensed contractor as well as a licensed broker, and Real Estate Plan runs its own construction company rather than referring work out. That matters because condition is where sellers quietly lose the most money. A buyer looking at a dated kitchen does not deduct what the kitchen costs to renovate — they deduct what they imagine it costs, plus a premium for the inconvenience of doing it. The gap between those two numbers is often tens of thousands of dollars, and closing that gap is the single highest-return activity available to most sellers.

A representative example: we took on a home that needed mold remediation, a basement that needed refinishing, an egress window, open violations that had to be cleared, and a deck that had to be rebuilt, along with interior and exterior renovation. The work was coordinated in-house on the listing timeline, the property was documented with a full RICOH360 virtual tour, and the homeowner netted approximately $80,000 more than they would have selling as-is. On qualifying homes this work is completed with no money out of pocket and paid from the proceeds at closing, which means a seller who could not otherwise afford to prepare their home is not forced to leave that money on the table.

03 Restoration, Mold & Flood Remediation

Water, mold and lead are the three inspection findings most likely to kill a contract after it is signed, and on Long Island they are common. Waterfront and low-lying properties across the South Shore, the North Shore and the barrier communities face flood exposure every season, and older housing stock throughout Nassau and Suffolk still carries lead paint and asbestos. Real Estate Plan holds the licenses to deal with all of it directly: our founder is a certified mold remediator, a flood mitigation specialist and a licensed lead-based paint removal professional, in addition to being a licensed contractor.

He is also the inventor of the patent-pending Flood Box™ Flood & Mold Prevention System, a product designed to stop water from becoming damage in the first place rather than remediating after the fact. For a seller, remediation handled before listing means the home passes inspection cleanly, appraises properly and closes without a late renegotiation. For a buyer, it means moving into a property that has been remediated, protected and documented — with the clearance paperwork lenders and insurers require. Because remediation and reconstruction are handled by the same team, there is no gap between the tear-out and the rebuild, and no second contractor to chase.

04 Marketing

Only Real Estate Plan offers a complete 15-Point Marketing Plan, and it exists because presentation is where the last few percent of a sale price is won or lost. The first two weeks on market are when a listing draws its most motivated buyers and its best offers; a home that is not fully prepared and professionally presented on day one spends that window building a days-on-market number that will later be used against it in negotiation. Our marketing therefore begins before the listing goes live, coordinated with our staging and cleanout crews so the property is genuinely ready when the photographer arrives.

Each listing receives professional home staging, high-resolution photography with twilight and drone imagery where it adds value, floor plans, and immersive 360° virtual tours so that out-of-area and relocating buyers can walk the home before they book a flight. Every property gets its own dedicated special-use website, targeted social media campaigns across Facebook, Instagram and YouTube, email marketing to our buyer database and agent network, and full IDX and MLS syndication through OneKey to every major national portal. The goal is not simply exposure — it is putting the home in front of the specific buyers most likely to pay a premium for it, and giving them enough information to fall in love before they ever step inside.

06 Title Relationships

More deals collapse at title than almost anywhere else, and they collapse late — usually after the seller has already packed, given notice or committed to a purchase of their own. The problems are rarely exotic: an old mortgage never formally satisfied, a judgment against a prior owner, a deck or finished basement built without permits, a Certificate of Occupancy that does not match the house as it stands today, or an estate where the chain of title was never properly cleared after a death in the family.

Real Estate Plan works with a group of trusted title companies rather than handing title off to a single provider and hoping. That lets us open title early, shop for better service and pricing, and surface defects while there is still time to cure them quietly and without leverage shifting to the buyer. We research and expedite open permits with the municipality, cure violations, correct Certificate of Occupancy issues, resolve liens and judgments, and coordinate estate and trust title matters directly with our affiliated attorney. Sellers get a closing that stays on calendar; buyers get thorough title work and strong owner’s coverage on a property that is legally clean and insurable.

07 Mortgage Relationships

Most contracts that die after signing die at the lender, not at the negotiating table. A seller who accepts the highest offer from a weakly qualified buyer often ends up back on the market sixty days later with a stale listing and less leverage than they started with. Understanding financing well enough to evaluate an offer — not just its price — is one of the most valuable things a listing broker can do.

Our founder spent part of his career managing a $200 million commercial mortgage hedge fund, HPC GmbH, and that background shapes how Real Estate Plan handles the financing side of every transaction. We verify pre-qualification and proof of funds before a home comes off the market, introduce buyers to trusted local lenders, mortgage brokers and portfolio lenders, and advise on conventional, FHA, VA, jumbo and non-traditional financing structures. When an appraisal comes in low we build the comparable support and the rebuttal; when underwriting issues a condition we track it until it clears. For estates and senior sellers we also coordinate reverse mortgage payoffs, which have their own timelines and can quietly delay a closing if nobody is watching them.

08 Full Transaction Support

A residential real estate transaction has dozens of moving parts and roughly a dozen participants — two agents, two attorneys, a lender, an underwriter, an appraiser, an inspector, a title company, a municipality and often a contractor — most of whom have never spoken to one another and none of whom own the outcome. Deals rarely fail because someone made a catastrophic mistake. They fail because a condition sat unanswered for nine days while three people each assumed someone else was handling it.

Real Estate Plan runs the transaction from contract to keys with a single point of contact and a tracked timeline built on day one. 09 White Glove Concierge Services

A significant share of the homes we sell belong to people who are not in a position to manage a property project: an executor settling an estate from another state, an adult child handling a parent’s house, a senior moving into assisted living, an owner working sixty hours a week, or a family that has simply been overwhelmed by a property that got away from them. For these clients the barrier to selling is not price or timing. It is that nobody has the bandwidth to get the house ready.

Our white glove concierge service manages everything between the decision to sell and the day the keys change hands. That includes minor cleanouts of basements, garages, attics, sheds and yards, and full-property or estate cleanouts with sorting, donation and disposal handled with care for the belongings involved.
